Someone hired a contractor because they were the cheapest. They normally did landscaping, roofing, tree work, lawn care, or another trade, but said they could build a fence, deck, or handrail too. They collected a deposit and disappeared, or they started the project, got in over their head, and never came back.


We also see homeowners asking for contractor recommendations on Facebook, Nextdoor, and other neighborhood groups. Those groups can be a great resource, but don't assume every recommendation is legitimate. Unfortunately, scammers watch these posts looking for homeowners who need work. Some even use fake accounts or have friends recommend them to appear trustworthy.


Our advice is simple: hire a company that specializes in the work you need.


Fence companies should build fences. Deck companies should build decks. Roofing companies should install roofs. Every trade requires different skills, tools, materials, and knowledge. There really is no such thing as someone who's an expert at everything.


Another red flag is any contractor who tries to avoid permits when a permit is required. In many municipalities, contractors must be properly licensed to pull permits. That typically means they have to meet local licensing requirements, carry insurance, and maintain a valid contractor registration. If someone tells you a permit isn't necessary when you know it is, or asks you to pull the permit because they can't, ask questions before moving forward.


Before hiring any contractor, we recommend:


• Check Google reviews and look for a proven history of completed projects.

• Ask for a Certificate of Insurance and call the insurance company to verify it's active.

• Make sure you receive a professional proposal with the company's name, address, and contact information.

• Pay by credit card whenever possible for added protection.

• Be cautious of contractors who insist on cash only or avoid providing proper paperwork.


Remember, the lowest price isn't always the best value. Many family-owned companies offer competitive pricing because they have lower overhead—not because they're cutting corners. The important thing is hiring someone who specializes in the work, stands behind it, and has built a reputation for doing the job right.
